For over 30 years,
J. Herzog & Sons, Inc. (JHS) has specialized in the
redevelopment of properties throughout the nation.
In 1901, Joseph
Herzog founded J. Herzog & Sons. At that time, the company was
a manufacturer of quality tuxedos and men’s wear with a store front in
Brooklyn, New York. Difficulties in the men’s clothing business
prompted Martin Herzog, Joseph’s grandson, to redirect the company’s
efforts into real estate.
Martin H. Herzog,
founder and CEO, created his Denver-based real estate company with one
core philosophy: investing in existing real estate that can be
redeveloped or repositioned in the market. JHS began acquiring and
renovating residential and multi-family properties in the Denver area.
With the success of these initial ventures, Mr. Herzog expanded his
business and began to aggressively acquire and renovate strip centers
and enclosed shopping centers throughout the nation.
Today, JHS is a
full-service real estate company with in-house leasing, management,
marketing and accounting departments. JHS is recognized as a dynamic
shopping center developer with a reputation for success. JHS currently
owns 14 shopping centers with over 4.6 million square feet of gross
leasable area. In addition to retail properties, JHS also invests in
other assets including hotels, restaurants, industrial, office,
existing companies and mineral rights.
JHS started its
ventures into the hospitality field by purchasing the Knoxville Hilton,
a 317 room full-service hotel in 2004.
JHS has further
diversified the portfolio into the restaurant industry and will be
opening 25-30 restaurants in the St. Louis metro area.

Asset Management
At JHS, we look beyond traditional sources of revenue for ways to
increase the value of an asset. With a broadbased
understanding of financial and legal issues, JHS ensures the long-term
stability and continual growth of all our assets.
Property
Management
JHS provides expert management services to all of our
properties. Through detailed and solid management approaches,
we are able to improve the performance and enhance the value of our
properties. On-site staff employed directly by JHS manages
all of the enclosed mall properties. Our mall managers are
responsible for responding to the needs of our tenants, managing
contractors, organizing marketing events and aiding in the leasing of
vacancies.
Strip centers are managed by a combination of managers from the Denver
office, local contractors and leasing agents. The combination
of these individuals insures that tenants' needs are constantly met and
that the property is maintained in a professional manner.
Construction
Management
Superior management and attention to detail is critical to the success
of construction projects. Our managers provide detailed
analysis of new leases to ensure that our tenant improvement projects
are completed on time, on budget, and are satisfactory to our
tenants. Our experience over the years has provided a
valuable source of design and construction knowledge that results in
attractive projects at budget pricing.
Marketing
Being a part of the community is important to JHS. Our
National Marketing Manager works closely with all of our Mall Marketing
staff to insure innovative marketing events occur frequently at our
centers. These programs are aimed at increasing sales and
traffic to our properties, while also establishing each property as an
integral part of the community.
Accounting
JHS provides "in-house" accounting services to all of our
properties. A full staff of accounts payable, receivable and
property accountants insure the timely receipt and payment of all
billings. Quarterly reporting, including detailed financial
statements, are prepared and forwarded to all investors and lending
institutions.
